18-year-old builds fully livable tiny home to escape high rent and achieve independence

An 18-year-old builds a tiny house in Colorado, learns construction, gains independence, and creates a home of his own. Sylvio started the project at just 16, with no prior building experience.

โ€œMy dad had an idea of building a tiny house to sell, and he told me that I could go to school and then come back and build this,โ€ Silvio said.

Each day after school, he would go to a rented warehouse where his father designed the house to fit perfectly.

โ€œHe did probably most of it, but I definitely got a lot of experience from it and definitely inspired me to have the job that I have now.โ€

The experience not only taught Silvio valuable skills but also set him on a path outside the typical high schoolโ€“toโ€“college route.

Feeling overwhelmed with full-time school and work at a restaurant, he dropped out to focus on construction and the tradesโ€”a decision he now sees as a head start in life.

What was it like when an 18-year-old built a tiny house?

Building this tiny house wasnโ€™t just about having a homeโ€”it was about learning, independence, and financial freedom.

Silvioโ€™s project began as a father-and-son experiment, but it soon became a life-changing opportunity.

The process gave him hands-on skills, a deeper understanding of construction, and a unique way to solve problems in small spaces.

โ€œI used to work in a restaurant, so honestly, this is more counter space than Iโ€™ll ever need,โ€ Silvio said.

โ€œItโ€™s amazing. Itโ€™s not too much, itโ€™s not too little; itโ€™s the perfect manageable amount for an 18-year-old like me.โ€

The Tiny Houseโ€™s Size, Design, and Cost

The house measures 8 feet wide, 20 feet long, and 12 feet tall, dimensions determined by the warehouse used for construction. Silvio admits the space is a little tight.

โ€œIf I were to do this again, Iโ€™d probably make it 10 ft wide and probably 26 ft long just to give a little bit extra living room in the front.โ€

The home is functional and simple, although Silvio built it with cost in mind.

The total expense was around $27,000, with most materials purchased from stores like Home Depot.

โ€œThis tiny house cost about $27,000 to build the entire thing because itโ€™s super bare bones. Thereโ€™s no bells and whistles; thereโ€™s nothing,โ€ he said.

Coloradoโ€™s high rent motivated the build. Many residents pay $1,200 to $1,600 per month, while Silvioโ€™s tiny house costs him only $600 in utilities and rent.

โ€œThat figure alone, like build a tiny houseโ€”I mean, youโ€™re going to save so much money, itโ€™s ridiculous,โ€ he said.

The lot also required years of paperwork to legally place a tiny house.

โ€œMost of your work is going to be being allowed to live in it in the first place,โ€ Silvio said. โ€œAnd I think thatโ€™s a huge problem and it needs to be addressed, otherwise weโ€™re going to continue paying whatever it is like $1,600 a month for rent. And I think thatโ€™s ridiculous.โ€

Living room and loft: Compact yet comfortable

Inside, the living space serves as a gaming area, work zone, and storage hub.

Silvio wanted a large desk for his gaming setup and built it himself using scrap 2x4s and plywood.

He measured carefully: โ€œIt was 85 inches from the wall to this counter, so I made the desk 84 inches.โ€

Storage is everywhere. Under the stairs, beneath the desk, and in shelving units, every inch is utilized.

โ€œAnywhere where thereโ€™s an open space, put storage there,โ€ he said. โ€œYou want to pretty much barely notice itโ€™s there.โ€

Above the living room, a loft serves as a bedroom. The space is designed simplyโ€”just enough room for a bed and some personal items.

โ€œI really like living in a loft because it keeps your bed out of the way. No oneโ€™s sitting on it; no oneโ€™s messing with it,โ€ Silvio said. โ€œItโ€™s nice and cozy, and especially when it rains on this metal roof, itโ€™s the nicest thing ever.โ€

DIY tiny house kitchen: Functional and affordable

The kitchen emphasizes practicality and thrift. Silvio and his father built it to keep costs low while maximizing space.

โ€œAs an 18-year-old living by myself, you donโ€™t really need much,โ€ he said.

The backsplash is a $20 piece of sheet metal, shelving comes from reclaimed pallets, and appliances are minimalโ€”a toaster oven, microwave, and a small refrigerator.

Storage solutions include creative touches, such as a cigar box for spices.

A favorite item is a battery-powered Makita coffee maker.

โ€œIf thereโ€™s one small item in this kitchen that I canโ€™t live without, itโ€™s this Makita coffee maker. Itโ€™s brilliant; canโ€™t live without it,โ€ he said.

The kitchen layout is ergonomic, with counters designed to make meal prep and storage easy.

Bathroom, toilet, and shower: Space-efficient solutions

The bathroom uses clever space-saving designs. A bump-out sink increases room while simplifying plumbing.

โ€œOne thing I thought was smart that my dad thought of is to put the sink in like a bump-out. I think this is genius and this is how you should do it,โ€ Silvio said.

All plumbing is routed through one area, similar to an RV hookup.

The shower uses a horse trough tub for cost efficiency, and a propane-powered on-demand water heater supplies hot water without taking up extra space.

โ€œI think itโ€™s way better than a tank water heater because itโ€™s just so space-efficient,โ€ he said.

Unlike some tiny homes, Silvio opted not to use a composting toilet.

โ€œI donโ€™t think thereโ€™s any reason to mess with a composting toilet and all the cost and all the space it takes up,โ€ he explained.

How an 18-year-old builds a tiny house and finds financial freedom

For Silvio, the tiny house isnโ€™t just a homeโ€”itโ€™s a pathway to freedom and financial independence.

He sees the project as a career foundation, not just a temporary experiment.

โ€œWhat Iโ€™m doing now could pretty much be a career at this point and Iโ€™m only 18. And I think if five years goes by and I decide I donโ€™t want to do construction anymore, then fine, Iโ€™m 23 at that point. My life has barely started at 23, you knowโ€”people graduate college at 22,โ€ he said.

The home also challenges social norms. Silvio believes young people can find independence and savings by thinking differently.

โ€œThereโ€™s like the path in life youโ€™re supposed to do, which is you go to high school and then go to college and then get an office job, and then you waste 30 years of your life paying back a house that is way too big and you donโ€™t really need. And if you do anything other than those steps, itโ€™s kind of like youโ€™re going off the beaten path,โ€ he said.

He also sees value in pursuing trades rather than a traditional college.

โ€œIโ€™ve heard that no one my age is going into the trades, right? Weโ€™re all going to college and weโ€™re doing all these things. And I think that it would be probably a good idea to be one of the only people doing trades because supply and demand happens and you get paid a lot more for it,โ€ he said.

Silvioโ€™s tiny house proves that starting small doesnโ€™t limit ambition.
